And with landlords compelled by law to make certain provisions for the safety of their tenants, the National Landlords Association (NLA) and Electric Safety Council (ESC) have teamed up to produce a range of tips designed to aid property owners in meeting legal requirements.
With research carried out by the ESC reporting that 20 per cent of all electric shocks suffered in the UK occur in rented accommodation, the importance of providing ways to defend against the risk is clearly high on their agenda.
While investors can benefit from cheap landlords insurance when it comes to safeguarding their holdings, they also need to make provisions that guarantee the necessary steps have been taken to protect those who are renting their properties.
Sufficient maintenance of property is one of a landlord's main responsibilities to their tenants, and the advice issued by the NLA and ESC suggests having fittings checked regularly to ensure both their compliance with the law and their being safe for appropriate use.
The guidelines advise that electrical checks should be made at five year intervals - and, if possible, more frequently - as a means to guard against potential problems that could occur if hardware begins to malfunction.
Furthermore, the tips released by the review also recommend that tenants should be made aware of where the property's electrical supply can be accessed, making it easy for them to quickly switch it off in the case of any unexpected danger arising.
