An agent in the South of England says conditions in the letting market are “ideal” and that 2011 has got off to a strong start. Some of our unoccupied house insurance clients are preparing their houses for letting out and they will be very encouraged by this upbeat assessment from Allan and Bath (part of the Leaders group).

Poole Manager Tony Wilson says: “We are seeing ideal market conditions for landlords at the moment with top end rents being achieved, relatively cheap lending and strong demand from professional tenants. For those considering letting for the first time ………… now is the perfect time to enter the market. For homeowners who would like to move but cannot sell, letting could be the ideal solution until the sales market improves”

A great deal depends on your view of future property prices. If you think they will drop then you may not want to enter a market where your capital asset goes down in value even if the rental income is rising. It seems, for now, that the days have long gone where properties are left unoccupied as a asset rising in value.
