Anyone who has been involved in a landlord and tenant dispute will know the importance of a reliable inventory. Without it the landlord will find it very difficult to prove the condition of the property and its contents at the beginning and end of the tenancy. The growth in the buy to let sector in the 1990’s led to increasing demand for people who could take on the task of drawing up reliable and credible inventories. This is particularly important for landlords who manage their own properties and do not employ managing agents. Many of our landlord insurance clients are in this position.
The Association of Independent Inventory Clerks was established in 1996 with the aim of ensuring that every landlord, tenant and agent in the UK is aware of the importance of the inventory process and the benefits of employing an independent, professional inventory clerk.

Clerks who join the AIIC have to agree to conduct their business in a professional manner in accordance with the Guidelines to professional practice. The AIIC rules require members to have insurance cover and to abide by a code of practice.

A properly compiled inventory which is regularly checked on site can save a great deal of time and expense later on.
