Liverpool’s landlords are now required to obtain a compulsory license or face a fine of up to £5,000 according to a report on landlordexpert.co.uk
Liverpool City Council has introduced the new requirement from 1st April 2015 with an aim to improve conditions for tenants within the private rented sector. The license, which lasts for 5 years, will cost £400 for the first property with an additional £350 for every further let property.
However, according to the article, landlords who are members of certain schemes approved by the council will only have to pay £200 for each property.
Landlords that apply for a license will be checked for any previous convictions for a number of offenses including violence, dishonesty, drugs offences and for contravening housing laws. As part of the checks landlords will need to demonstrate that they have met health and safety guidelines, that their property is in a good state of repair and that any complaints involving anti-social behaviour by their tenants are dealt with in a timely manner.

“This has a negative impact on the health and welfare of local communities and on a housing market that is already vulnerable in terms of vacant properties, low house prices and depressed rental values”
Not only will landlords face a hefty fine but could see their properties taken over by the council.
