Landlords are faced with the growing issue of filthy and damaged properties when tenants move out according to PropertyLetByUs and reported on propertyreporter.co.uk

The research reveals that the problems can range from dirty cupboards, grimy baths and sinks to stained carpets and floors, with over 30 per cent experiencing filthy ovens.

Nearly two thirds of landlords had to remove rubbish left by tenants in the garden, sheds and garages and even in lofts

Dirt and waste is not the only issue landlords are left to deal with, damage to property is also an issue.  Unauthorised redecoration is a major problem for more than 40 per cent of landlords.   Pets have also contributed to the headache with scratches to furnishings and woodwork.   A small proportion of landlords have also reported broken fittings such as kitchen cupboards, curtain poles and blinds.

Managing director of PropertyLetByUs, Jane Morris said “It’s so important for landlords to carry out thorough reference checks before taking on a new tenant.  They should also ensure there is an inventory and make regular visits to their property to check its condition – ideally every 3-4 months.  This will give landlords the opportunity to engage with the tenant and discuss any issues, so they can be resolved, well before check-out.” Adding “So many landlords face expensive cleaning and repair bills at check-out, which are often contested by the tenant.”

It is advisable to always do a thorough reference check as well as a full inventory before your tenants move in.  We have further information about these in our landlord Tips and Guides section, so why not take a look.  Click4quote.com can also provide landlord buildings and contents insurance which can include accidental damage and malicious damage by tenants.  If you need more information then please call us or get a quote online today.
